OverviewTrumark Homes is seeking for an experienced Director of Purchasing who will develop purchasing strategies, maintain positive relationships with vendors and suppliers, coordinate with internal teams regarding their needs, lead and direct the work of the Purchasing Team including hiring, training, and supervising, contract management including all aspects (administer, review, manage, file, evaluate, analyze, and negotiate) and administer the bidding process and contracts including the creation of specifications. The ideal candidate will continually improve purchasing methods and processes and respond to inquiries from internal and external sources by providing information, direction, and appropriate referrals. Essential Duties and ResponsibilitiesRecruit, hire, evaluate, train, develop and retain productive and highly engaged Purchasing Department team members.Develop positive, teamwork, and achievement-oriented work culture within Purchasing Team and between departments. Model and reinforce actions consistent with Trumark's values (Responsible, Responsive, Respectful, Resourceful, Integrity), Vision (Become a top ten private builder in the US achieving $1 Billion in sales), mission (enhance the lives of people by creating inspiring living environments), and display core competencies (Market Insight, Operational Excellence, Creative Problem Solving and Deal Making Tenacity).Ensure After Cut-Off (ACO) option requests and Non-Standard Option (NSO) option requests are accurate and processed appropriately within the Department and within the process guidelines.Engage in product development and value engineering meetings and initiatives with internal and external partners to ensure cost-effective standard and upgrade options are selected by community and are continually evaluated for improvements. Keep up with industry trends and research new ideas while being mindful of the end user - the homebuyer.Lead value engineering efforts, collaboratively with Land Development team, engineers, and key members of management to identify areas for cost improvement while maintaining the balance of quality and design aesthetics.Work collaboratively with Land Development, the Design Studio, Sales, Construction, Customer Service, Accounting, Trade Partners and other team members regarding community standards and option issues that arise.Interface with Project Managers, civil engineers, architects, structural engineers and mechanical engineers on product development and innovation with a strong understanding of building science and proper design for structural integrity and strong weather envelope assemblies.Manage cut-off dates by the community and by phase for all option stages as trench dates are finalized.Understand and coach team members about Purchasing and Construction best practices, as well as how to read and evaluate blueprints, and building codes to ensure proper contracting of trades.Follow Trumark company expectations and policies on bidding processes, trade partner selection, business partner relations and cooperative contracts with Trumark and Daiwa House sister companies. Ensure understanding and compliance with Trumark company policies and internal control procedures.Oversee, manage, and timely participate in bidding process per timelines established by Senior Management and provide thorough evaluations and comparison of all bids.Negotiate and resolve contract changes, issues, and price change requests, including effective and good-through dates. Communicate product and pricing changes to Construction, Sales, Customer Service, Design Studio, and other team members as appropriate.Understand and train team on how to calculate appropriate take-offs, unit costs, unbundle items/costs and estimating skills.Evaluate and implement best practices to gain efficiency and accuracy and champion new, innovative products and processes for consideration and implementation.Anticipate material and labor sourcing constraints and continually source relationships with trades and suppliers within and outside the local market.Ensure clear understanding regarding Scopes of Work with all trade partners and Vendors.Utilizing buyer satisfaction survey and other available metrics, oversee and collaboratively evaluate trade partner/Vendor performance with Construction Operations, Customer Service, and Sales team members to continually improve trade partner performance: ensure adherence to scopes of work, help with workload balancing and market issues to ultimately achieve quality, safety, job completion and cost containment goals.Establish service level requirements, performance, and quality evaluation criteria for building products, trade partners, Vendors, and material suppliers.Manage all aspects of Trumark's purchasing databases including Newstar, VendorLink and OnLocation.Understand the contracting process and associated local, state, federal and other regulations including contract law.Interpret documents such as blueprints, scopes of work, company policies, contracts, bid proposals, pricing and legal documents.Seek out and evaluate new qualified subcontractors to improve trade depth.Anticipate cost increases, decreases, risk of loss of trades, changes in materially availability, commodity trends, and the effect that these factors have on any aspect of horizontal and vertical construction. Ensure that these factors and trends are communicated to Senior Management.Establish budgets through accurate and detailed estimating of construction plans and drawings. Accurately interpret architectural plans for options and engage in the review of all new plans prior to bidding.Perform cost comparisons and analyses as needed to support Land Acquisition due diligence. Help enhance option revue opportunities through proper execution and education with the Design Studio and Options team members utilizing financial and capture rate metrics.Manage budget revisions for all plan changes (Frame walks, specification changes, field redlines, added options, etc.Review spending variances (VPO's) and engage in cost-saving improvement efforts.Create, compile, and maintain an organized and accurate cost database. Continually update budgets to reflect current costs through regular reporting.Ensure accuracy of Purchase Orders before submitted to the Accounting Department for payment.Responsible for the tracking and collection of rebates for both Northern and Southern CaliforniaDevelop multiple Newstar Power Users who are also responsible for Newstar Grids and Coding Protocol as well as Newstar administration.Qualifications4-Year University Degree or equivalent experience7+ years of relevant experience in the homebuilding industryConstellation/Newstar Enterprise/Newstar Sales.Proficient in Microsoft Excel, Word, and Outlook.Effective communication skills (Written & Verbal)Ability to succeed in a team environment.Customer service orientedAbility to adapt quickly and learn new tasks independently.Excellent organization skillsAbility to generate bold, creative ideas to improve performance.Why Work for Trumark?Work with a team that values you!
